No Arrivals or Departures on New Years Day, Christmas Day, Thanksgiving Day, 4th of July.
Front office closed during holidays. Staff available for guests on property.
Dog Friendly: Dogs ($35 per dog/per night- 2 dog max) NO CATS and NO PUPPIES (dogs under 1 year of age)
Horses ($20 per horse/per night) no maximum -Must call for horse stall/pasture availability.
You must be 21 years of age to book a Cabin. Hot Tub for guest 18 years and older.
Our 15 modern, log sided, cozy Pagosa Springs cabins are well designed to meet all your needs. Each cabin has a living room with a thermostat regulated gas log fireplace (turned off during summer months), bathroom, ceiling fan, cable TV, Wi-Fi, phone and a pull out Futon/bed. All bedrooms have a queen-size bed with a handmade Latilla headboard, ceiling fan, shelves and night stand. Each kitchen has a coffee maker, toaster, pots/pans, dishes and utensils. Coffee, creamer, sugar, salt/pepper and dish washing items are provided for your convenience.
We have several types of Cabins and 2 sizes of cabins (we do not rent by the cabin number; we only rent by the cabin type). Our one bedrooms cabins are approximately 400 sq. feet with a small kitchenette, and it can sleep up to a total of 4 people maximum (The maximum amount of people includes babies and kids). Our two bedroom cabins are approximately 650 sq. feet with a full kitchen, which can sleep up to a total of 6 people. (The maximum amount of people includes babies and kids).
Please be advised - We are not a camp ground. Our property is not open to outside guests. Our facility is for registered guests only. Visitors of fireside guests must be approved before arrival. Our guests rent out cabins knowing we have only 15 rentals and our property will not be overly populated. A rental of one or two cabins does not permit you to have a party or large gathering with outside visitors. We do allow guests to visit your cabin however the river access, pavilion, fire pit, and games are for property guests staying here.

Holidays
No arrivals or Departures allowed on Christmas Day, New year's Day, Thanksgiving Day & July 4th. All Holidays require a 50% deposit 60 days prior to your arrival date. If you cancel your reservation after the deposit is taken your deposit is forfeited.

Studio Cabin
The studio cabin is the same size as our 1 bedroom cabins, except there is no wall separating the bedroom from the living room, featuring an open floor plan. The cabin has cable TV, Wi-Fi and phone. A queen bed, ceiling fan and all linens, comforters and quilts are furnished within the main room. The studio has a futon pull-out couch/bed adjacent to the kitchenette unit with a two burner cook top stove, sink, and small dorm size refrigerator. Each kitchen has a microwave, coffee maker, toaster, crock pot, pots/pans, dishes and utensils. Coffee, creamer, sugar, salt/pepper and dish washing items are provided for your convenience. All cabins have one bathroom, a front porch with seating and a BBQ grill.
