Policies


CHECK-IN / CHECK-OUT  
Check-in time is 4PM.
Check-out time is 11AM.
You must be 21 years of age to rent a cabin. Hot Tub for guests 18 years of age or older.


CANCELLATION POLICY / ADVANCED DEPOSITS 

Please read all below cancellation policies carefully. You will be responsible to know your individual cancellation policy and Advance deposit requirements. If you have any questions about the below policy please call Fireside cabins at 970-264-9204.

Regular period stays- A One night stay will be charged and forfeited if you cancel within the 3 day period before your arrival date( this is not the arrival time this is 3 full days prior to your arrival day). You must cancel within 3 full days before your scheduled arrival date for no charge. Please read your confirmation If you are coming over a holiday period or if you are a part of a group this policy does not apply. Please read the below cancellation policies and advance deposit requirement.
  
Holiday periods-50% of your total stay will be charged to the credit card on file 60 full days prior to your arrival date as an advance deposit. Once the deposit is taken your deposit will be forfeited if you cancel or change your reservation.  If you shorten or change your stay after the deposit is taken you will still be responsible for the holiday dates you originally reserved. All changes must be made prior to the 60 days / deposit taken.

Groups 3+ cabins -50% of your total stay will be charged to the credit card on file 90 days prior to your arrival date as an advance deposit. Once the deposit is taken your deposit will be forfeited if you cancel your reservation.  It will be your responsibility to know if you are a part of a group reservation. If you shorten or change your stay after the deposit is taken you will still be responsible for the holiday dates you originally reserved. All changes must be made prior to the 60 days / deposit taken. Any groups reserving more then half our cabins there is a 2 day min.

Special events – 50% of your total stay will be charged to the credit card on file 90 days out for an advance deposit. Once the deposit is taken your deposit will be forfeited if you cancel your reservation. 

ADVANCED DEPOSITS & CANCELLATION POLICY FOR GROUPS AND HOLIDAYS/SPECIAL EVENTS 

Holiday periods /Special events- 50 % advance deposit of your entire stay is taken 60 days prior to arrival. Advance Deposits will be charged to the Credit Card on file guaranteeing your reservation. (If your CC is declined when taking a advanced deposit we will attempt to contact you but will cancel your reservation within 48 hours after attempting to contact you if payment has not been met. Please make sure you give a good cell phone number to our staff to insure we are able to contact you in case of problem with the reservation or card) Your 50 % deposit will be forfeited if you cancel after the 60 days deposit is taken.

Groups –  50 % of your entire stay amount advanced deposit is due 90 prior to arrival. Advance Deposits will be charged to the Credit Card on file guaranteeing your reservation.  Once your Advance deposit is collected the guest will be responsible for the days and cabins you reserved initially. Changes can only be made prior to the deposit. If you depart prior to your departure date no refunds will be given.  Any groups that have half our cabins must have a 2 night min.

Please make sure you give a good cell phone number to our staff to insure we are able to contact you in case of problem with the reservation or card) Your deposit will be forfeited if you cancel after the 90 day deposit it taken. 
 
ONLINE RESERVATION  - The first night stay, plus tax, will be taken as a online reservation deposit.  You will receive a refund if it's within our above cancellation policy and an advance deposit has not been taken. Please read the cancellation policy for regular night's stay, Holiday periods/special events and Group reservations.  Cancellations made 3 full days prior to the date of arrival (Regular stay) will receive a full refund unless it's over a Holiday period or part of a group. Cancellations made after deposit are taken for Holiday or Group the deposit will be forfeited. 

Cancellations MUST be made by calling us directly (970-264-9204). (WE DO NOT except cancellations by email). Refunds will be given if the cancellation policy is met. Please call fireside cabins for a refund if a reservation was made on line and the policy is met. All Cancelations will have to be made by 9pm the date they are due or before. Any cancellations made online after hours will be processed the following day.

NOTE:  Any changes to your reservation 
(Regular stay) must be done 3 full days prior to your arrival date.
(Holiday Periods / Groups 3+Cabins / Special event) must be done prior to the 50% deposit being collected.
If you make changes after the deposit or within the 3 full days you will still be responsible for payment on the original amount of nights reserved.  Once your deposit is taken for group or holidays you will be required to pay for the remaining days you originally reserved prior to your check in date. If you fail to cancel and do not show up, you will be charged one night's stay/ lose your deposit and any remaining days on the reservation will be cancelled. If you must leave before your scheduled departure date, a 3 full day notice is required for regular stays, If you are a part of a group or if it's during a Holiday period you will be subject to a charge for the remaining nights.  Remember we have limited cabins and once you reserve the cabin it takes it off the market for rental. 


ROOM DEPOSITS/CARD ON FILE
Reservations made by phone; Credit Card is required. No deposit is taken except for extended stays (5+days) during peak season. Upon arrival, 100% of the room rate is charged at the time of check-in. Credit card or cash is accepted. If you pay with cash, a credit card is required. If you do not have a valid credit card, you will need to pay a $250 cash deposit that you will receive back after your cabin is checked and cleared of any smoking violations or property damage. You must be 21 years of age to rent a cabin.

When booking an online reservation, the system will charge a 1 night stay (the remaining balance will be collected at time of check in). We will hold your card information on file in order to cover any extra charges incurred during your stay.  Guests are required to present a valid credit card at the time of check-in.  Any credit cards that are invalid or declined during any payments a $250 deposit will be added to your bill at check in for any damages or smoking violations. 

DAMAGE FEES/CARD ON FILE
Guests are required to present a valid credit card and ID at check-in. Credit card and ID must match the name on the reservation.
Charges to the room after check-out may include the following:

Damage(s) to property of the cabin, excessively soiled linens, carpets, towels, damaged furniture, smoking in cabins or excessive dog hair or breaking the pet policy signed at check in. Fees may also include failure to abide by the cancellation policy.  Room charges and any damages will be assessed and billed to the guest at our replacement cost, including labor.

CLEANING FEES
We ask that all guests are mindful of the elements. Colorado has a lot of mud, dirt, water, and ice that may come back after a long day outdoors or just sitting down next to the river.  When entering the cabins, we ask that you please remove dirty shoes, baggage and outdoor gear, and leave near the door or on the porch to prevent damage to carpets and linens. Excessively soiled linens, towels, carpets, etc. are subject to a cleaning fee or cost of replacement. Upon check in, we provide pet towels and bedding in case they take a swim. We also have (upon request) cleaning towels for your bikes and equipment; please do not use our white linens from the bathroom to clean your pets, floors, kitchen, or outside equipment. If there is an accident in the cabin, please contact our office so that we may be able to assist you in cleaning or replacing a soiled item. The sooner we know, the better the changes of getting it cleaned.


CABIN QUIET HOURS
Enforced around Cabins from 10 PM to 8 AM every night. 
This includes loud talking, playing music, and continuously coming and going during these hours is strictly prohibited. Cabin Guests will be given 1 warning before being asked to leave without refund.

NO SMOKING
Smoking is prohibited in all CABINS.  We charge a $250 deep-cleaning fee for smoking in guest cabins.  Doors and windows must be shut if you are smoking on the porch of the cabins. If doors and windows are left open while you are smoking and the cabins smells like smoke you will be charged for deep cleaning. This includes marijuana. If your cabin smells of Cigarette smoke or marijuana we will charge you a cleaning fee. Please to not throw cigarette butts on the ground


FISHING/TUBING/SWIMMING
On property: catch and release lures and flies only (No live bait-salmon eggs, worms, etc).
  • Off property: catch and keep at nearby lakes, rivers, and ponds.
  • All water activities on property are at your own risk. We will not be responsible for accident or injury to guests.
RIVER /FIRE/PAVILION AREA
We kindly ask that during your stay you take care of our property. Please respect the nature and environment here on property and leave it where you find it. The Fireside provides fire wood and various outdoor games at the pavilion area for our guest use; please take care of those items so that the next guest staying with us will be able to enjoy them. If you have small children, we ask that you accompany your children while they play with the games. You will be charged for damaged games. Each day we ask that you take your personal items/towels/equipment back to your cabin. If you BBQ at the pavilion and fire pit area, we ask that you clean all food and beverages up before you leave.

RIVER ICE/SNOW AND OTHER WEATHER ELEMENTS
Please use caution when moving about our property. Especially when going down to the river area.  Always use caution when driving or walking in the parking lot and to the front office area. There is ice that is a result of melted snow.  Fireside plows the road ways around the cabins regularly however early mornings may not be plowed yet.  When the snow begins to melt it may turn to ice causing the road and walkways to be icy and slippery. DO NOT WALK ON THE ICE AT THE RIVER. This is not solid and can break through at any time.

Fireside cabin is not a camp ground please don't treat it as such.  We do not allow Camping or tents on property.  All fireside chairs must stay on the porches and in the appropriate areas.  If you have brought your own chairs or lawn games please use them at the pavilion and river front area. You must clean up each day the river front from all belongings. We do not allow lawn games to be set up at your cabins.  

If you would like to meet with family or friends who are staying nearby we can provide a list of parks near the river where you can BBQ  and socialize all within a mile from our  property.

PET POLICY

Dog Occupancy fees do apply. $35 per dog, per night (2 dog maximum)  absolutely no dogs under 1 year of age and NO CATS .  
Horse Occupancy fees do apply. $20 per horse, per night ( no max) but will need to call to reserve the stalls at time of booking. ( limited stalls available) 
We will not allow 3 dogs regardless of their size. If you show up with 3 dogs we will not check you in and we will cancel your reservation along with charging you're the  1 night cancellation fee.  If you have 3 dogs you will need to reserve two cabins at time of booking. 

The Fireside welcomes responsible owners with well mannered, non-aggressive, house broken dogs as our guest. NO Puppies or Cats. 
Pets must be declared during guest registration. Guests who do not register their pet or bring non-approved pets into a cabin will be charged a $150.00 fee. You will need to sign a policy at check in stating if you have no pets or 1 or 2 pets.    

As the registered guest, you are financially responsible for any extra cleaning: * $35- $75 fee for excessive hair on the bedding/furniture. (Pets are not allowed on the furniture or bedding.) DO NOT PUT DOG BEDDING ON TOP OF OUR BEDDING OR FURNITURE, or you will be charged for hair on our bedding.  Any room requiring additional cleaning and/or repair will be subject to a deep cleaning fee up to $250. This includes but is not limited to pet stains, or any other damage caused by a pet. Property damage will be replacement cost. Any injury to Fireside employee or cabin guest caused by the pet.

  • You will be given an opportunity to respond to any noise complaints from other hotel guests. In the event that you are unable to satisfy this request, you may be asked to leave the property without refund.
  • Crated pets may be left for Short periods of time unattended in your cabin, please leave your contact information with the front desk and estimated return time. If you plan to be gone for the day please take your pet with you or make arrangements with a local pet sitter to care for your pet while you are away. We respectfully request that you do not use your cabin as a dog kennel for unattended Pets. Pets are not allowed on our furniture or on the cabin bedding. We provide a pet quilt for Kennel bedding.  A cleaning fee will be added to cabins found with excessive pet hair on the furniture or bedding. The pet cleaning fee will be in addition to the nightly pet stay fee. The extra cleaning fee will range from $35-$75 depending on the amount of hair on bedding and furniture. 

  • Pets must be on a leash at all times. Leashed pets must also be under control. Any aggressive pets may be asked to leave without refund. Pet owners must pick up after their pets. Two pet stations with bags are located on property.  Do not chain your pet to the porch or landscape around the cabin; this will cause damage to the property. 

The above policies and rules have been put in place to continue to provide a clean and safe environment. If you have any questions or concerns about the above policies, please do not hesitate to call our office at 970-264-9204.

Please be advised - We are not a camp ground. Our property is not open to outside guests. Our facility is for registered guests only. Visitors of fireside guests must be approved before arrival. Our guests rent out cabins knowing we have only 15 rentals and our property will not be overly populated. A rental of one or two cabins does not permit you to have a party or large gathering with outside visitors. We do allow guests to visit your cabin however the river access, cook tent, fire pit, and games are for guests staying here on property.
